Please do not apply if you do not have experience in this segment.* We're seeking a highly experienced Direct Response Marketing Specialist with a proven track record in direct-to-seller real estate marketing to join our fast-growing real estate investment/acquisitions team. This role focuses exclusively on generating high-quality motivated seller leads through multi-channel direct response campaigns. If you've consistently delivered motivated seller leads in the real estate space using paid digital ads, direct mail, and outbound tactics, we want to talk to you. About the Role You'll own and optimize our full direct-to-seller lead generation machine, driving consistent inbound and outbound seller inquiries for off-market property acquisitions. This is a performance-oriented position where success is measured by lead volume, arenaflex per lead (CPL), response rates, and qualified appointment setting. Key Responsibilities • Plan, launch, test, and scale multi-channel direct response campaigns targeting motivated sellers (probate, pre-foreclosure, absentee owners, tired landlords, etc.). • Manage and optimize arenaflex Ads (Search + Display + Performance Max) for real estate keywords and audience targeting. • Build, launch, and iterate Meta Ads (Facebook + Instagram) campaigns, including lookalike audiences, creative testing (images, video, carousel), and retargeting funnels. • Design, write, and execute high-response direct mail campaigns (postcards, letters, yellow letters, handwritten-style mailers) — including list selection, copywriting, offer strategy, and A/B testing. • Oversee cold calling scripts, dialer campaigns, and calling operations to convert leads and re-engage non-responders. • Manage skip tracing processes to ensure accurate contact data for multi-channel follow-up. • Run SMS/text messaging campaigns (compliant TCPA/SMS marketing) with strong open/click/response optimization. • Deploy and monitor ringless voicemail (RVM) drop campaigns for high-volume, low-friction touchpoints. • Analyze campaign performance daily/weekly using tools like arenaflex Analytics, Facebook Ads Manager, call tracking software, CRM data, and custom dashboards. • Continuously test new creative angles, offers, audiences, and channels to lower CPL and increase lead quality. • Collaborate with acquisitions/sales team to provide lead handoff, feedback loops, and seller insights. Required Qualifications • 5+ years of hands-on experience in direct-to-seller real estate marketing (wholesaling, fix & flip, buy-and-hold investor acquisitions, or similar). • Proven success running paid campaigns specifically targeting motivated sellers/distressed properties. • Direct experience managing all of the following channels: • arenaflex Ads (real estate lead gen) • Meta Ads (Facebook/Instagram) • Direct mail campaigns (high-response creative/copy) • Cold calling/outbound phone prospecting • Skip tracing tools and processes • SMS/text campaigns • Ringless voicemail campaigns • Strong copywriting skills — you can write compelling, response-driven copy that speaks directly to seller pain points. • Data-driven mindset: comfortable with A/B testing, tracking ROI/CPL, attribution, and optimization. • Experience with common tools: arenaflex Ads, Meta Business Suite, CallRail/CallTrackingMetrics, Twilio/SimpleTexting, Launch Control/REI Reply (or similar), Batch Skip Tracing/PropStream/REI BlackBook, etc. • Deep understanding of real estate seller motivation triggers and list-building strategies. Preferred Qualifications • Experience working directly for a real estate investment company or marketing agency serving investors. • Track record of achieving CPL under industry averages in competitive markets. • Familiarity with compliance (TCPA, Do Not Call, CAN-SPAM, etc.) in outbound marketing.
