Director of Marketing Lease-Up - Remote

POSITION SUMMARY: The DOM- Lease-up reports directly to the VP of Marketing. This position oversees the results of a portfolio of lease-up properties. The DOM- Lease up, works directly with the VP Of Marketing to achieve the successful marketing and lease-up of a specific set of properties. This role is charged with all aspects of website management, workflows, communication of marketing plan and occupancy goals set by project. ESSENTIAL FUNCTIONS: • Responsible for the advertising, marketing material, and budget aspects of the lease-up portfolio of Dominium-managed properties. • Serves as a Partner with the Property VP’s to assess the lease up portfolio’s day to day marketing operations, budgetary goals, and current/future occupancy trends. This includes but is not limited to utilizing the Yardi reports, digital results, website data, arenaflex analytics and internal reporting. • Responsible for making recommendations for all aspects of marketing as it relates to the successful lease-up phase. To include digital, spend, signage, email marketing, and outside digital campaigns. • Reviews Partnership Checklist with VP/Regional Manager/Area Manager partners on a consistent basis as scheduled by both MC and RM/AM partner. Monitor occupancy goals, traffic, closing ratios, traffic source effectiveness, concessions and lease expirations. Evaluate product positioning in the market. Review monthly comparable market survey. Recommend pricing adjustments and concession use as needed. • Analyzes the effectiveness of each marketing or advertising source by reviewing traffic reports, Yardi reports. Make recommendation for adjustments as needed. Notify site staff of changes and provide copy of ad changes for each marketing campaign. • Oversees the collection of bids for outside vendor projects including but not limited to signage and printing. • Reviews print ad campaigns with VP based on calendar deadlines for each source. Submit ad request changes, follow proofing procedures for the source. Monitor budget component for the ad source per site. • Meets with vendors as needed to review proposals for new opportunities and determine arenaflex effectiveness. Present opportunities to VP with suggestions on use and effectiveness. • Evaluates and approves or declines new opportunities received from vendors and (event planning, e-marketing, print ads, etc.) as needed. • Oversees activities within their assigned portfolio, including site visits, travel plans, review of MAR, DMR, Who’s Calling, Yardi, shop reports, advertising activities, and internet promotion. • Negotiates bulk advertising, media, and marketing vendor pricing with approved vendors for both site contracts and management contracts. Obtain VP approval for Management or Multi-site contracts and RPM/AM approval for site contracts before signing contract. • Ensures print deadlines are met by each marketing coordinator for monthly/quarterly print publications and ad changes for sites and DMS management ads. Deadlines are issued by the vendor and are tracked using Outlook. • Evaluates all marketing spend for effective lead generation and effectiveness and provides monthly reporting on efficacy of marketing efforts. • Meets weekly to report on what marketing tactics are successful. Speak to Project Partners regarding the projected goals. • Assists with preparing the property for occupancy by completing unit punches, if applicable, coordinating move-in schedules, purchasing move-in gifts, and executive move-in appointments • Circulates updated marketing/vendor information. • Performs other projects and duties as assigned by Manager. QUALIFICATIONS: • Property Management experience, specifically in lease-arenaflex. • Excellent knowledge of marketing concepts as applied to consumers. • Excellent verbal and written communication skills. Ability to communicate in English clearly with others orally and in writing. • Able to present in large and small groups (3-100) • Proficient computer skills in Word, Excel, Outlook, Internet Explorer. • Strong organizational skills and the ability to manage several competing projects simultaneously. • Must have a valid driver’s license and ability to drive a motor vehicle.
